"What is a retaining wall and how does it affect my redevelopment cost?"

A retaining wall is used to support the soil on higher ground to achieve a drop in level. It is relatively common to see retaining wall in Singapore landed houses especially for hilly terrains. It is always recommended not to alter or remove the soil adjacent to the retaining wall during redevelopment as this may result in a new retaining wall to be constructed. The cost of retaining wall depends on the retaining wall type, material, depth and length.


However, it is not always possible to avoid reconstruction of some the retaining wall during redevelopment. In this case, it is always recommended to alter/reconstruct retaining wall with low visible height. Based on current BCA First Schedule, retaining wall that is constructed of steel or reinforced concrete with visible height of less than 1.5m and visible height of less than 1m for retaining wall constructed by any other material does not required to be submitted to BCA as BCA deems the work as insignificant works. However, it is still recommended to engage a Professional Engineer (C&S) to check and design before any removal or construction of retaining wall for safety concerns.
